1. Structure :
RCC frame structure with footings, columns, beams, Slab etc to Kristal Design
       
2. Walls :
6” Solid Block Masonry for External walls & 4" Solid Block Masonry for Internal walls.
       
3. Doors :
Main Door: Teak wood frame and teak wood shutter with Polish on both sides; B & R Locks or equivalent lock with Brass fittings and stopper.
Other Doors: Hardwood frame with Designed molded shutter with imported skin on one side and paint on the other side with B & R or Equivalent lock and brass fittings
       
4. Windows :
Anodized /Powder coated Aluminum three track with Wooden frames with glass in two tracks and GI mosquito mesh in one track
       
5. Flooring :
Vitrified Tiles (24" x 24") with / without spacer filled with tiles filler with Epoxy coating flooring for living / dining & Bed rooms (Basic cost of Tile Rs.55/ Sft) & 12”x12” ceramic flooring in kitchen, balcony & utility with 4" skirting. Ceramic flooring in Toilets (Basic Price of Tile Rs.25 / Sft).
       
6. Kitchen :
20mm thick polished granite slab over RCC platform with stainless steel sink with drain board and 2' height light colour Ceramic dadoing.(Basic Price of Tile Rs.25/ Sft)
       
7. Toilets :
Ceramic tile dadoing (Light color) of 7’ height (Basic Price of Tile Rs. 25/- Sft), Concealed CPVC/PVC/GI pipe lining with Marc / Equivalent brand CP fittings and Cera brand white color ceramic fittings. Wash basin will be provided without pedestals.
       
8. Plastering :
Internal Walls and Ceiling: Neeru finish with 2 coats of Premier Emulsion over one/two coat(s) of wall Primer and one/two coat(s) of putty. (Roller Finish)
External walls: Sand finish plaster with 2 coats of exterior weather coat paint over one/two coat(s) of primer.(Brush Finish).
       
9. Power backup :
Provision for Invertor in all flats. Generator back up for lifts and separate Inverter for Common Area Lighting.
       
10. Elevators
:
Two No.s of Elevators, one with stretcher holding capacity will be provided. 2 nos of staircases including emergency exit will be provided.
       
11. Loft : One Loft in all bedrooms and kitchen.
       
12. Parking area :
Stilt Floor parking with Cement Flooring, Lift well, Staircase, Electrical Room, Generator Room, Sump, Transformer etc.
       
13. Sanitary :
Disposal as per municipality rules of mysore.
       
14. Wardrobes : Provision in all bedrooms.
       
15. Electrical : Concealed copper wiring for Electricity with Anchor Ryder / Equivalent switches with sufficient light, fan, TV, telephone, plug points with standard switch boards.(with Split AC point in MBR & chimney point in Kitchen).

Staircase (Kristal Design), lift, Flooring in common area will be of Granite / equivalent, MS hand rails for Staircase and Corridor, Servant’s Toilet provided in the campus
       
17. Water supply :
Overhead tank provided with Concealed PVC/GI pipeline along with Municipal Water line provision in kitchen.
       
18. Utility : Provision for Washing Machine.
       
19. Intercom :
Intercom facility to all flats and security (Instrument @ extra cost).
       
20. Security   Security Room will be provided @ necessary locations as per Kristal's Design / requirement
       
21. Transformer  
Position of Transformer will be as per Kristal Design after reviewing the Technical Feasibility
