1. Structure :
RCC frame structure with footings, columns, beams, Slab etc to Kristal Design
       
2. Walls :
6” Solid / HollowBlock Masonry for External walls & 4" Solid / Hollow Block Masonry for Internal walls.
       
3. Doors :
Main Door: Teak wood frame and teak wood shutter with Polish on both sides; Black & Décor Locks or equivalent lock with Brass fittings and stopper.Other Doors: Hardwood frame with Designed moulded shutter with imported skin on one side and paint on the other side with Black & Decor or Equivalent lock and brass fittings.
       
4. Windows : Anodized /Powder coated Aluminum three track with Wooden frames with glass in two tracks and GI mosquito mesh in one track.
       
5. Flooring :
Vitrified Tiles with / without spacer filled with tiles filler with Epoxy coating flooring for living / dining & Bed rooms (Basic cost of Tile Rs.55/ Sft) & 12”x12” ceramic flooring in kitchen, with 4" skirting. Ceramic flooring in Toilets (Basic Price of Tile Rs.22 / Sft).
       
6. Kitchen :
20mm thick polished granite slab over RCC platform with stainless steel sink with drain board and 2' height light colour Ceramic dadoing.(Basic Price of Tile Rs.22/ Sft)
       
7. Toilets :
Ceramic tile dadoing (Light color) of 7’ height (Basic Price of Tile Rs. 22/- Sft), Concealed CPVC/PVC/GI pipe lining with Crab Tree / Ideal Orient/ Equivalent brand CP fittings and Cera brand white color ceramic fittings. Wash basin (without pedestals).
       
8. Plastering :
Internal Walls and Ceiling: Neeru finish with 2 coats of Premier Emulsion over one coat of wall Primer and one coat of putty. (Brush Finish) External walls: Sand finish plaster with 2 coats of exterior cement paint over one coat of primer.(Brush Finish)
       
9. Terrace :
With Pent Houses, Parapet wall, Lift M/C Room, Staircase Head Room & Over Head Tank & water proofing.
       
10. Parking area
:
In the basement with Cement Flooring, Lift well, Staircase, Electrical Room, Generator Room, Sump, Transformer etc.
       
11. Loft : One Loft in all bedrooms and kitchen.

Provision for Invertor in all flats. Generator back up for lifts and separate Inverter for Common Area Lighting.
