1. Structure :
RCC frame structure with footings, columns, beams, Slab etc to Kristal Design
       
2. Walls :

6” Solid Block Masonry for External walls & 4" Solid Block Masonry
for Internal walls.

       
3. Doors :
Main Door: Teak wood frame and teak wood shutter with Polish on both sides; B & R Locks or equivalent lock with Brass
fittings and stopper.
       
4. Internal Doors : Hardwood frame with Designed moulded shutter with imported skin on one side and paint on the other side with; B & R or Equivalent lock and brass fittings.
       
5. Windows :
Anodized /Powder coated Aluminum three track with Wooden frames with glass in two tracks and GI mosquito mesh in one track
       
6. Flooring :
Vitrified Tiles (24" x 24 flooring for Living / Dining & Bed rooms (Basic cost of Tile Rs.55/ Sft) & 12”x12” ceramic flooring in kitchen, balcony & utility with 4" skirting. Ceramic flooring in Toilets (Basic Price of Tile Rs.25 / Sft).
       
7. Dadoing : Ceramic tile dadoing (Light color) up to False Ceiling (Basic Price of Tile Rs. 28/- Sft) in Toilets. 2’0” height light colour ceramic dadoing in Kitchen.
       
8. CP & Sanitary :
Concealed CPVC/PVC/GI pipe lining with Marc / Equivalent brand CP fittings and Cera brand white color Sanitary fittings. Wash basin will be provided without pedestals.
       
9. Kitchen : 20mm thick polished granite slab over RCC platform with stainless steel sink with drain board.
       
10. Internal Finishing
: Walls & Ceiling with Neeru finish with 2 coats of Premier Emulsion over one/two coat(s) of wall Primer and one/two coat(s) of putty. (BrushFinish)
       
11. External Finishing : External walls with Sand finish plaster with 2 coats of exterior weather coat paint over one/two coat(s) of
primer. (Brush Finish).
       
12. Terrace :
With Parapet wall, Lift M/C Room, Staircase Head Room, Over Head Tank & water proofing.
       
13. Parking :
Stilt Floor parking with Cement Flooring, Lift well, Staircase, Electrical Room, Generator Room, Sump,
Transformer etc.
       
14. Lofts :
One Loft in all bedrooms and kitchen.

Overhead tank provided with Concealed PVC/GI pipeline along with BWSSB Water line provision in kitchen.
       
19. Sewage : Disposal to STP / BWSSB lines; internal PVC lines in ducts
       
20. Utility :
Provision for Washing Machine will be provided.
       
21. Power Backup : Provision for Invertor in all flats. Generator back up for lifts and back up will be provided for Common Area Lighting.
       
22. Intercom : Intercom facility will be provided to all the flats and security (Instrument @ extra cost).
