1. Structure :
RCC   frame structure with footings, columns, beams, Slab etc., to Kristal design. Foundation is RCC cast in situ piles resting on hard strata.
       
2. Walls :
Walls built with good quality country burnt clay bricks in cement mortar.
       
3. Doors :
Main Door is teak wood lacquer polished.
       
4. Windows :
Enamel paint finish electro colored Aluminium section with super sliding panels for windows/ventilators and french window to balcony's. All windows to have protective guard grills for personal safety.
       
5. Flooring :
Best quality vitrified tile for common areas and drawing / dining.
       
6. Kitchen :
Best quality ceramic tiles for bed rooms and kitchen. Kitchen to have tiles with border along with 60cm dadoing over counter. Granite top counter and stainless steel sink with drain boards in kitchen.
       
7. Toilets :
Anti skid ceramic tiles for toilet floors. Full height ceramic tile dadoing in toilets. 50% colour good quality cascade range or equivalent EWC’s & wash basins in all toilets. Servants toilets to have IWC’s. Good quality CP fittings to be provided for water supply.
       
8. Plastering :
All internal wall plastered in cement mortar and painted with acrylic paint over putty finish.
External wall plastered with cement mortar, added with water proofing compound and finished with weather coat paint or equivalent.
       
9. Power backup :
Generator back up for emergency lighting, lift and pumping shall be provided.
       
10. Elevators
:
Two No.s of Elevators, one with stretcher holding capacity will be provided. 2 nos of staircases including emergency exit will be provided.
       
11. Loft : One Loft on shorter wall in all bedrooms and kitchen.
       
12. Parking area :
Covered car parking will be provided for apartment owners.
       
13. Sanitary :
Sewage and water Treatment Plant as per Kristal Design.
       
14. Gas :
Centralised Gas supply.
       
15. Wardrobes : Provision in all bedrooms.
       
16. Electrical : Concealed wiring for electrical works, 3 phase connection. All electrical switches boards of Crabtree / MK or equivalent modular type.
       
17. Common area :
Staircase (Kristal Design), lift, Flooring in common area will be of Granite or equivalent, MS hand rails for Staircase and Corridor, Servant’s Toilets in GF or in Club House.
       
18. Water supply :
KWA water supply for drinking and treated ground water for all other purpose. Separate U.G and O.H tanks/ fire fighting tanks provided for the purpose. Aso there will be rain Water harvesting.
       
19. Utility : Provision for washing Machine.
       
20. Intercom :
Intercom facility shall be provided in between DU’s, (Dwelling units) security and office. (Instrument @ extra cost)
       
21. Security   Security Room will be provided @ necessary locations as per Kristal's Design / requirement
       
22. Transformer  
Position of Transformer will be as per Kristal Design after reviewing the Technical Feasibility
       
23. Fire Safety  
Adequate provision of fire safety equipments will be provided.
       
24. Terrace  
Lightning protector shall be provided at Roof level.
